Primary Care Phase II

Scope: BES Design/Build, LLC (BES D/B) provided design/build services to renovate approximately 9,000 SF of existing space on the second floor of Building 160. The renovated space was converted into multipurpose outpatient exam rooms, administrative office space, restrooms and other patient care related space functions.
The space accommodates 2 exam rooms per teamlet (24 total), 1 small physician office per teamlet (12 total), 1 RN office per teamlet (12 total), 1 LPN office per teamlet (12 total), and 1 combined check-in/check-out area with privacy screens for clerks. The common space consists of male and female patient toilet facilities, male and female staff toilet facilities, a telecommunications closet, two multipurpose rooms to use for private meetings, a separate staff break room and adequate storage space to serve the four teamlet model.
The existing facility floor plan did not provide adequate space for implementation of the Primary Care Medical Home Model. The intent of this project was to improve space utilization in Building 160 and thereby address several gaps and issues identified in the recently completed VSSC Facility Master Planning Review. By creating more efficient space for implementation of the Medical Home Model, existing and projected spaces were enhanced and utilization gaps were reduced.
BES D/B demolished and constructed new walls and doors, floor finishes, wall finishes, casework, suspended acoustical ceiling systems, mechanical HVAC, electrical, lighting and plumbing systems, and data and communications systems. The fire protection, sprinkler, and alarm systems were also modified.
BES D/B provided the design for this facility in compliance with the Guiding Principles for Federal Leadership in High Performance and Sustainable Buildings set forth in the Federal Leadership in High Performance and Sustainable Buildings Memorandum of Understanding (2006) consistent with the U.S. Green Building Council’s (USGBC) Leadership in Energy and Environmental Design (LEED) rating system. The project was designed to achieve LEED – CI (Commercial Interiors) Silver Certification.
BES D/B coordinated with VA clinical and administrative staff in developing layouts and floor plans. BES D/B provided all technical design and construction services, supervision, labor, materials, tools, and equipment necessary for a complete engineering and construction project. BES D/B served as the prime contractor for this project and provided project management, architecture, mechanical engineering, electrical engineering, construction management, demolition, ACT grid and ceilings, gypsum walls, and painting.
The original completion date was 07/02/2012. The VA wanted the project phased but we worked with the client on allowing us access to the complete space at one time. In result, we were able to complete the project 4 months ahead of schedule.
